SCOPE OF WORK
Review and confirm complete, signed contract
Submit to transaction management platforms for compliance
Ensure all addenda, disclosures, and broker forms are signed
Send intro email with timeline, contacts, and TC duties
Coordinate with Title: submit ratified contract, contact info, and agent sheets
Confirm Earnest Money deposit
Track and manage all contract deadlines
Obtain and deliver HOA docs
Prepare addenda if requested by Agent
Maintain communication with co-op agent, title, HOA, and lender
Send optional weekly updates
Upload all documents to transaction management platforms
Order/distribute Home Warranty and WDI if needed
Get utility info from Seller or via Updater

Schedule and confirm inspections, appraisal, walk-through, and settlement
Track all deadlines
Obtain and deliver HOA documents
Prepare addenda as needed
Maintain weekly contact with all parties and send status updates
Upload documents to transaction management platforms
Order/distribute Home Warranty and Wood Destroying Inspection if applicable
Confirm inspection contingency removal and repairs
Obtain/distribute utility info, contact seller if needed
