LISTING PACKAGES

At Hemmer Transaction Services, we understand that every client’s needs are different. That’s why we offer flexible listing packages designed to provide the right level of support, whether you want full assistance or just a little extra help to save time and reduce stress.

Listing Entry Only

We handle all aspects of MLS entry, including uploading photos, videos, floorplans, and key documents. We review the listing agreement for compliance, coordinate showing instructions and lockbox setup, and support marketing materials. Quick, accurate, and compliant—leave the listing setup to us.

SCOPE OF WORK

Order signpost, cleaning, staging, photos/videos/floorplans

Assist with BoxBrownie edits or virtual staging

Input listing into MLS; upload photos, floorplans, PDFs

Upload the Conveyances sheet into MLS

Add ShowingTime instructions & assign the lockbox once live

Add open house info per agent request

Review listing agreement & required disclosures

Submit documents via transaction management platforms

Obtain HOA docs & application info

Design/order brochures, flyers

Update MLS throughout

TC duties end when listing goes under contract
(except for signpost/lockbox removal)

Listing Contract To Close Facilitation

​Includes full Listing Entry support plus contract management through closing. We ensure all documents are signed, submitted, and compliant, coordinate with Title, track timelines, prepare addenda, and maintain communication with all parties. 

SCOPE OF WORK

(Includes all “Listing Entry Only” services)

Review contract for signatures, dates, initials, disclosures & addenda

Submit full file to Broker via transaction management platforms for compliance

Send intro email with timeline, contact details, and TC duties

Share ratified contract with Title & complete Title Agent sheets

Confirm Earnest Money deposit

Track all contract deadlines

Obtain/deliver HOA docs

Prepare addenda if Agent requests

Maintain communication with Title, Co-op Agent, Lender, & HOA

Provide weekly status updates

Upload all transaction documents to transaction management platforms

Order & send Home Warranty and WDI

Gather utility info via Seller, Agent, or Updater tool

Coordinate signpost & lockbox removal

Request client review after ratification

Listing Contract To Close Management

Includes full Listing Entry and Facilitation support plus hands-on contract management. We handle full coordination from ratification to settlement—scheduling, follow-ups, MLS updates, weekly status reports, document uploads, and utility info. We ensure a smooth, efficient close.

SCOPE OF WORK

(Includes all “Listing Entry Only” tasks)

Review full contract

Submit file to Broker via transaction management platforms

Send congratulations to Client & Co-op Agent with ratified contract

Update MLS per Agent instructions

Send intro email with parties, timeline, and TC role

Email contract to Title & complete Title Agent sheets

Confirm Earnest Money deposit

Schedule or confirm: inspections, WDI, appraisal, walkthroughs, settlement

Track deadlines (loan, inspection, title, escrow)

Obtain/deliver HOA docs

Prepare addenda if requested by the Agent

Communicate weekly with Co-op Agent, Title, Lender, and HOA

Send weekly status updates to the Seller or Buyer

Upload documents to transaction management platforms

Order/distribute Home Warranty & WDI, if needed

Deliver inspection, contingency removal, and repair receipts

Gather/distribute utility info via Seller, Agent, or Updater

Confirm walkthrough, closing time & location

Coordinate signpost/lockbox removal

Send post-ratification review request

Close MLS after receiving the signed ALTA
